#TwoforTuesday – DU or LP & VA loans. Many LO’s forget that you can do a VA loan on DU or LP. I say run it on DU and if it doesn’t get approved, try LP as a second resort. #VALoans are quite possibly the best loan out there hands down. I ♥ helping Veterans get into homes with no money down.

#FantasticFriday – #GuidelineWeek – Guidelines, Guidelines, and more Guidelines all week long. Today I wrap up the week by going over the most commonly asked questions for FHA yet again. I even throw in an extra bonus today with seller concessions max, or maximum third party contributions in Conv, FHA, and VA!
One point I’d like to make is sellers concessions can’t go over 2% in 2 different situations. 1 on investment properties and 2 on FSBO. Know this stuff Ladies and Gents! ↓

#TwoforTuesday – Back to basics as a reminder in the new year, Collections and Disputes on FHA are covered today! Know this off the top of your head. There is magic numbers to both of these, know them, and if the net amount on any credit report is less than the magic number ignore it and run it through DU.
FHA is a strong suit of mine, and I’ve always excelled at getting these done. We have 203B, and 203H FHA loans, as well as CalHFA opportunity for those in California. In all reality any FHA loan can be accompanied by some DPA, just LO’s don’t look them up. If you find one that will meet us at the table with the money, run it by me, odds are we can do it. If you’re building a list and that list isn’t yours back it up or make a copy. The #GOLD is in the #LISTS! You just have to work them! Check your database today, dig deep and you might find a new opportunity.
Guidelines for BK/Foreclosure/Short Sales are some of the most commonly asked questions. I go over just this today, for Conventional, FHA/VA, and Alt-QM loans. Do you know someone whom just had a derogatory credit event due to unfortunate circumstances? There’s a loan for them as long as it’s settled. #TwoforTuesday – 30 days and multiple jobs! Guideline day!! 30 days left (less than) to make sure all your self employed borrowers in the pipeline that have filed and extension close using 15/16 taxes. Make sure you know if that borrower is going to file taxes, it may take another week or two or three to get those transcripts back! And the second guideline is centered around those that have a 1003 job history with multiple jobs in the last 12/24 months. Is that ok? Does it disqualify a borrower for a FHA loan? That and more in today’s video!

#WeekendCalltoAction – Delayed financing exception needed for cash out to do improvements on a new home!? – Well if your client bought a home CASH in the last 6 months and wants to pull cash out – now’s the time! My advice is to call all the title reps and agents you’ve had the pleasure to deal with in the last 60 days on purchases. See if they can give you a warm referral to a cash buyer you didn’t know about. (They didn’t need a loan then)
What I know, is when people move into a new house to them, they always want to do something. Change the bathroom, paint the walls, add a shed etc. If you do a polite “quality assurance” call to follow up on behalf of the RE Agent, and just ask if they are in need to obtain some equity now, it could be your win! Of course talk up the RE Agent or Title rep that referred you and ask for reviews for them. It’s a great way to add value to your partners and source new business at the same time.
