Thursdays Thoughts -Building an Audience!

#ThursdaysThoughts – Building an audience is the name of the game.  It’s all a LAW OF AVERAGE numbers game.  The more people you market too, the more opportunity you may find.  OK, so Facebook is changing the targeting parameters and has taken away Zip codes, Gender and Age in targeting for Housing ads.   This in my opinion is a good thing.  Read on to find out why, besides doing all the targeting was like “Digitial reverse red lining” really anyways.

Just like the day of the cell phone being for your friends and family (long gone), the day of Facebook being just for your friends and family are now gone too.  Facebook gives you the ability to “build an audience” of people that “like” and interact with you.  Heck they allow you to have up to 5,000 friends.  If you like local pages of businesses you go to, and get into local groups, what algorithms do is suggest friends with similar likes and interests.  And when they are identified to be in a reasonable distance from you, based on their location – Facebook suggests them to be your friend.  Seriously, you can actually cherry pick suggested friends and add people you think are local to you.  (ie in your state your licensed in)

The idea here, is that you can leverage your friends, to like your page, then run ads to those that like your page and their friends.  You can run an ad to a custom audience (past client list) and you can run an ad for those within a certain radius of where you state your “business” is.  50 Mile radius, 30 mile radius etc.  So in theory if you wanted to target a specific “zip code” without having that parameter to target, you could create a name of a community page that coincides and represents that area, and then run an ad with a 50 mile radius from that “place”.  You set the address, so enter away.

Does this change things, yes.  It says to me all day, that those utilizing “ORGANIC” reach to help them run ads, are going to win.  More, and more this is becoming relevant that you need to be building a “BRANDING STRATEGY” online.  You can’t just throw money at FB ads and see instant success.  You have to have parameters in place to help you.  Starting with your organic game, can help you increase your page likes, which in turn can be targeted.

I have solutions for both organic marketing for those needing help to start a branding strategy or for those that want a Done4You solution.  Even with that, you still have “organic” reach you should be taking advantage of to help your “paid ad” drive home more conversions.   Think about it, the more eyeballs you drive organically to a paid ad, the HIGHER the CLICK THROUGH rate, and the LOWER the COST PER CLICK.

My advice, personally I see it all the time, where people FAIL miserably at ads and claim the leads were crappy credit leads with no money.  There’s ways to make small campaigns and big campaigns.  You should be running a “big campaign” where you advertise a home (everybody wants a home, nobody wants a mortgage) on a community page.  Then run small campaigns of various targeting for various products you may have on your business page.  (ie VA loan ad, Investor loan ad, USDA loan ad etc) You will see the best results to any campaign strategy you do if you have a well rounded plan to PUSH and to PULL your messages BOTH with paid reach and ORGANIC EXPOSURE.  You can’t just rely on one side any more.  You must have both.  That’s how you’ll see the best results, and that’s what this all means.

You push and pull your ads/messages by sharing, liking, engaging, tagging others pages etc.  There are several ways to gain exposure all FREE!  You just need to take action.

Thursdays Thoughts – How’s your SEO?

#ThursdaysThoughts – Today you should do as I suggest in the video and search your key words.  Do you show up?  Most people don’t utilize this tool enough, some overdue it.  There is a finesse in using this, and these go great with active campaigns any marketing department would have.

If you do an employee giveback event, or an event for your community or charity, hashtag that phrase or word that best describes it.  Pound sign, number sign, hashtag, whatever you know it by, then type the word.  It’s that simple.  SEO on social media is free, easy to use and understand.  All you need to do is use key words you want to show up in searches for with a little consistency.   Thursday’s thoughts are – where is your SEO at, have you searched your relevancy lately?  How’s your SEO? ↓

Thrive Thursday – Don’t shut down, advertise up!

#ThriveThursday – Don’t shut down, advertise up! There is SOOOO much business out there to be had it’s not even funny.  It seems to me that the real numbers don’t lie.  While exec’s are looking at what they think is the total “volume” of application numbers, they don’t look at the numbers of population.  More and more people turn 18 every day.  That’s the legal age to sign a contract.  There’s more people in our population eligible to buy a home than ever before.  Yet, companies are shutting their doors or stopping operations, I would assume because it’s not profitable??  hmmm.

To bad to hear about US Bank exiting wholesale, I hear they were a go-to lender for big loans too.  (Jumbo program was nice I hear)  I don’t know much about them, other than reflecting 24 hours after their announcement, I wish I knew some exec’s there.  I wish I could’ve helped their wholesale stay in business.  Funny to say out loud, but in many ways I know I can be a difference maker at any company I am at.  In reality, you should too.  Have that confidence, and ADVERTISE UP! No joke, there’s clients of mine that have doubled their business in the last two months with my BLUEPRINT to help them advertise on social media.

It doesn’t matter if you do advertising organically or you use paid advertising.  The goal is to get your messages out there! Thankful Thursday – No video, straight check-up time!

#ThankfulThursday – No video sorry! LOL.. I like switching it up from time to time.  You know this is how you gain exposure as well.  Today is social media Thursday.  My buddy whom owns a brokerage does the best out there for his LO’s.  I see nothing like it from anyone else.  He actually has a group for his LO’s and he posts tools and resources to help that team.  He is a great broker in Michigan that I have in my network.

I am thankful to have partners that help other people with the same passion I do for others building their business.  I am thankful for my existing partners and sometimes wish more were “action takers”.  But there’s a rhyme and reason to everyone’s beat.  Some just have more GRIT than others.  If you have GRIT, you have to consistently be pushing yourself.  You ask how can I, not why should it.  You attempt to get out of your comfort zone and help yourself grow daily.  GRIT is the secret ingredient to the successful.  No doubt about it.  There are studies now on students that display the most GRIT seem to get the furthest out of life.

I am extremely thankful for all my experiences, the companies I’ve worked for and the surroundings I have enclosed myself with.  It is through these, that my drive for satisfaction really probably won’t ever be 100% complete.  I will always want more.  It is my Dad that helped me develop my work ethic and dedication to take a consultative approach to continuous improvement.  It’s my mother that I get my true passion for helping others from.  🙂

My point today is to help you expand your why, your level of GRIT and your want to achieve more.  That need for achievement drives me big time.  And I am only beginning.  Today I encourage you to try this, post a version of this on your own business page or wall on social media;  Social Media Thursday post;  ♥ it.

You know, I talk to people all the time about Real Estate, buying a new home, fixing their credit or acquiring investment properties.  ONE thing that really bothers me is when people are clearly not in the right mortgage to help them get to their financial goals.

You see a mortgage is a wealth vehicle. It’s actually an investment vehicle to help you achieve your financial goals.  Assuming your in the right one, it can compliment and be custom tailored to help you reach your life’s goals.  Weather that’s to take money and invest in a business, or send your kids to college.  Or even pay for your daughters wedding.

Monday Motivation – 10 New LO’s

Thursday Thoughts – Leverage of Social Media is a must!

#ThursdayThoughts – The leveraging of social media presence and advertising is a must in 2018! The odd part about it is so many still do not do this properly.  Or are not doing it at all.  I could even turn on a faucet of leads for the LO’s at my company.

Not everyone understands that marketing is a fine art, and attracting the masses with a message is as good as the medium itself.  At one point news papers used to be a go to medium because people read them, and your message was “seen”.  Radio is still a viable medium and it can help your messages be heard.  I believe radio is stronger than TV in some cents.  Unless your advertising on a major network for television at prime time advertising, the so called bang for your buck is gone there.  Radio will give you higher ROI for marketing dollars in most cases.  But in the last decade a shift became prevalent with social media users and the ability to have a message seen.  Now, on Facebook, Instagram, LinkedIn, Twitter these are all the new mediums.

And guess what? They are TV!  More people “watch” and “read” posts than watch a television in their living room.  People will “watch” a screen that’s a fraction of the size of a TV, while sitting next to a 55 inch flat screen and not see what’s playing on it.  People get to engage and comment their opinions and beliefs creating the best form of interaction any advertiser can get.  Yet some still haven’t shifted their focus or medium concentration.  Heck just five short years ago, websites were “hot”.  Google ad words was still relevant and how you ranked on a website was important.  Not any more.  Websites are still relevant in a way, but they are dying slowly.  Especially if they are not a true “landing page” designed to capture the audience, book an order or an appointment for example.

Funny thing is, I’ve been told multiple times by other’s, “I see you on TV all the time”.. I ♥ your videos! Blushing of course I love to do them.  And aim to add quick value to the mortgage broker world.  But now it’s gone beyond that, and my ‘marketing tips’ and tricks are seen as viable worldwide in almost any industry.

I have surrounded myself with the pro’s that offer the management of the Facebook advertising that can turn on faucets of leads for anyone.  The power of social media is real, and weather you learn to do it organically or jump into paid advertising, the results will net better ROI than most other mediums now.  Why aren’t you taking advantage?

Two for Tuesday – Creating Omni-presence & differentiation!

#TwoforTuesday – Time for a great Article to shine in the feed.  Something that gets you going and helps you think of the next best way to gain business.  How to set yourself apart from others.  This is what it’s about.  1. – Creating Omni-presence in your market place so you are seen as a go to person, and 2, – Differentiating and adding value that your competition does not!  This is what can help you stand out from the crowd and be the preferred LO for your agents.

Creating Omni-Presence in any field is easy now days, it’s all about how many “see” your messages, engage, or often times scroll by, but they saw your advertisement.  – Yep I’m talking social media again, and many see my posts daily and read it, take tips, guidelines etc, and I am looked at as an industry go to guy.  You can too for your local area.  One of the most advantageous ways to do is this by having a Facebook fan page that you use to “promote” your referral partners.  You can pull a post from that Realtors page, or tag the realtor in the post, or better yet give them a raving review.  The more you do these things the more opportunity you have for exposure.  Syndication is key!  And what I mean is get other “people” to interact with your posts, even ask them straight up to do so.  Create that Omni-presence over time by being CONSISTENT, and add value and content others can use.  VIDEO is a big way to do this.  But even just posts with pictures and growth in your exposure in many areas can help others “SEE YOUR NAME ALL OVER THE PLACE”.  And when that happens, you gain authority, you gain that Omni-presence your looking for.  It doesn’t take much to be honest, it just takes time, and persistent adding of value.  It has nothing to do with like’s or comments, and has to do with how many times people see your messages.

2. Making an impact in your market can start with differentiation between you and the “other guy”!  I offer something from my wholesale sales channel that can help you LO’s stand out!  It’s a way to offer a client Down Payment Protection and can help you be unique with your marketing as you see the yard sign above.  Just this alone could drive traffic to see a home for the purpose of those interested in protecting their investment.  What’s funny actually if you think about it in the mortgage industry is there is protection for the seller in contracts, protection to the buyer on the home with a warranty, legal signage and other contract law all designed to protect something involved with a mortgage transaction…. All but one thing is protected in the current market place, THE DOWN PAYMENT the buyer/borrower brings to the table!!  Now you have a solution that can help you STAND OUT IN THE CROWD and protect a borrowers down payment on a home.  If the houses value drops in the relative area within 7 years of purchase and they are moving, the down payment is protected!!  Check out these FACTS:

Millennial’s will be driving the market’s of many things to come in the future.  Much like the Baby boomer generation did.  Here’s some additional speculation;

The average person is not staying in the same home 30 years now days.  They are moving or doing some additional transaction with a 3-7 year time frame typically.  More and more are moving in this window, due to increase family size or new job for example.  This is just one way to differentiate and those that partner with me can offer this to your clients.  Hit me up, I can show you how to do both, add a ton of value to your network and STAND OUT with products no one else has.  (and there’s a big need).
