Two for Tuesday – Sales and Guidelines (BK/Foreclosure)

#TwoforTuesday – Sales and Guidelines go hand in hand.  Today I go over a way to find deals in your #Database! If you don’t already have one, build a list.  If you’re building a list and that list isn’t yours back it up or make a copy.   The #GOLD is in the #LISTS!  You just have to work them! Check your database today, dig deep and you might find a new opportunity.

Guidelines for BK/Foreclosure/Short Sales are some of the most commonly asked questions.  I go over just this today, for Conventional, FHA/VA, and Alt-QM loans.  Do you know someone whom just had a derogatory credit event due to unfortunate circumstances?  There’s a loan for them as long as it’s settled.  Find out more about what type of LTV and rate would apply for those borrowers HERE!

Monday Motivation – Your WHY (s) & LOA

#MondayMotivation – Great day to discuss, as we start the week! – YOUR WHY?  Or in my case Whys, as today is the Twin’s bday.  Noah and Luke are 10 years old! WOW! I’ll never forget the day I left Quickenloans right before a “Power hour” to go to the doctors with my wife.  She was expecting a C -Section in the coming days, and while I had skipped a few appointments she had, she told me she had a feeling this was it.  We even went to the visit with our “special bag” all packed up just in case.  Sure enough, Luke was stealing from Noah (food) and she was low on ambiotic fluid.  While being pregnant with twins she was considered High RISK! So naturally everything was very sensative at this time.  I didn’t have a choice.  I remember walking out and others saying go gett’em daddy-o!

Sure enough, they were delivered on this day mid afternoon.  That whole story we can save for another day.  Today, is obviously about the WHY! I suggest you create some vision board or some “why” you can keep in front of you daily in sales and use that as your own #MondayMotivation over and over.   I’ve done it with “things” to pictures of my kids.  Your WHY should drive you to keep pushing in sales.  It’s always a numbers game.  Maybe the numbers where in my favor when I had the kids as identical twins are not hereditary, it’s the luck of the draw!

Work your Law of Averages everyday to the best of your ability and you will create your own LUCK! Luck comes to those that work for it.  It’s always worked this way, and if you attempt to work for your luck, you can create your own luckiest days!  Today I challenge you to create a collage or make a picture, or find a snip from a magazine of something you want.  It can be your why, your motivation, and your reason to work your LOA everyday! Law of Averages are created when your subconscious mind see’s the goal, even if you don’t think about! You see it and your mind will help you work for it to create your own luck.  #SellWell

#TwoforTuesday – A trick to remembering how long someone needs to have been receiving income to use it on a FHA loan.  And a tip to add value right now and gain more purchase business.  Short and sweet today.  I got leads to call.  Do you?

Whacked Out Wednesday – The importance of the foreshadow!

#WisdomWednesday – The longer your in the mortgage industry the more you can “foreshadow” based on the information you get on the 1003.  In my opinion just about everything on the 1003 can have a foreshadow associated with it.  While you do this, paint pictures and create urgency.  But the most important part is foreshadow things that can be deal killers and help yourself coach your clients so you #PreventIssues on a loan.  Just about everything can be addressed upfront, assuming a good 1003 is taken.  #SellWell #Foreshadowinfoon1003

Thankful Thursday – Training your brain, and a special guest!

There is a certain OPTIMISM quality that successful people have.  I teach my kids to “train their brain” to think positively and visualize themselves seeing successful outcomes.  “I can’t” isn’t allowed in my house.  There is always something to be grateful for, and to make as a positive even out of a not so positive situation.  #Trainyourbrain #Seethesalebeforeithappens #SellWell

Motivational Monday – 5 things to kick start the week.

I had a great time with my parents and family this weekend as I had visitors from out of town.  I was able to use the help to make a vision come to life.  I had in the previous few months been plotting out making a patio in my backyard.  I first visualized it, I then wrote it down, and then made it happen by taking action.  In sales of any kind, there are 5 things that come to my mind as a result of completing this vision that I had.

  1.  Don’t let set back’s control you.  – In sales and in life.  Keep pushing forward.  Monday the day to come full throttle. 🙂
  2.  Never be intimidated at the “job” at hand.  In your career, or in life, we all come across potential cross roads that can be intimidating.  Never let that stop you.  Keep pushing forward.
  3.  Stay committed to your goals, your vision and your career.  In sales again, there are ups and downs, the more committed you are to obtaining your goals, the more likely they are to happen.  It’s funny the more you stay committed the more small things happen to help you reach your end goals.
  4.  Tap into motivational resources, or any resources that can help you in your career.  I look up video’s all the time.
  5.  If it’s ment to be, it’s up to me!  Take ownership in your sales.  And it’s amazing what happens.

Whacked Out Wednesday – Trending News

Trending news can make you money, and can make your advertising campaign gain a lot of exposure.  Trends are where it’s at with marketing, with investing, with gaining an inch that makes you stand out compared to your competitors.  Following trends can be a lucrative idea, and I suggest that you embrace them.  Find the right one, spin the right positive message as a result of that “trending news” and BOOM!  Your reach will explode on that marketing message.  There is an “art” in crafting marketing messages that takes advantage of current times and trends to help deliver to your audience value about your product or service.  Embrace it, use it, capitalize on it.  It’s “whacked out” in a way that people use controversy to their advantage, but a darn good way to gain exposure to your message.  Check it out below.
