Two for Tuesday – JUICY List Week – Lead Trap Day!

#TwoforTuesday – #JUICYList Week – Lead Traps!! Today’s the lead trap day, and announcement of the “special” I have for those that want a done 4 you solution! In the mortgage and RE industries the sales are made by gaining a prospect from a referral or from a lead trap made by that salesman! (or Sales Woman for that matter!) 🙂  Some LO’s have figured out that they do NOT want to learn this and just want to take more 1003’s and be on the phone selling and networking more.  So they hire an ad “agency” for the complete ad system to gain leads, grow their list to market too and have some follow up created.

Today I go over the software that for those that DO want to learn how to do marketing on their own, can use these lead trap software to do just that.  Gain Names, Phone Numbers and Emails all day long.  ↓

The first one I go over today is #LeadPops! LeadPops does exactly what it says, it pops open and creates lead traps in an instant, with done for you copy and templates.  It’s designed to allow you to drag and drop your logo and NMLS and be done.  The second one I go over today is by far my favorite due to the ease of use.  I’m a lefty creative, so naturally I like “making” things, and you can make funnels in less than 5 minutes on #Phonesites!  Phonesites is fantastic for someone who understands ad copy and creating an offer.  Whereas you don’t need to be a techie or understand code to use it.  Just upload pictures (right from your phone) create your ad copy and offer, tell it where to redirect, and your done!

This week I have several really cool “offers” for my followers and those that want to JUICE their own pipeline.  In talking about #LeadTraps today, many have figured out that it’s a giant puzzle connecting CRM’s, Zapier, Ad software, Follow up scripts (emails) and other things into a properly built lead trap.  And many decide to “let a pro” do it.  This week we have an offer from a funnel builder that includes the set up of all ads for less than half of what it typically costs in the market.  To get all this done 4 you solution out there, many are charging 1500-5000 for the same set up.  And do not have long form leads.  This is a funnel built for you that does everything from collect the lead to follow up, and is only 500-750 to do, 300 monthly, and what ever your ad spend is.  (there’s always three components, initial build of the funnel cost, a monthly reoccurring maintenance fee for the funnel to collect names, and an ad spend given to Facebook on most “done4you” solutions)  There’s a range for build out only due to what options you wish to have.  This week only we have the ability to turn on a lead switch for any LO for less than half what the typical costs is.  Shoot me an email here for that!

It doesn’t matter if you choose to do lead gen yourself or hire someone else to do it.  Somewhere in the process is the use of these software and components.  My suggestion is to have a mix of things going on.  Lead traps are list growers, how many do you have running?

Two for Tuesday – Business & Passions!

#TwoforTuesday – Business & Passions!  There’s a lot of “shiny” objects in this mortgage space, and it’s important for any originator or AE to follow their passions.  If you do business with a passion it shows and others will find common grounds with you.  You won’t have to sell so much and find common grounds with “them”.

For example, the LO that loves bicycling and endorses it, or the LO that loves Tennis and details it, or the LO that loves long horns and documents experiences.  It’s funny but these are real, and the biggest said performers in almost all sales industries follow a passion of some sort and dash a little business in it.  Bottom line, you must follow your heart, you passions and have a want to help people in the mortgage industry.  (many industries if not all) 🙂

In all of my endeavors if I lost my passion for it I could totally tell and it showed.  Don’t become stagnant and not strive for change.  Make yourself grow by investing in yourself to continue your education, or learn more about what you are passionate about.  And then share it with others and find those that have common interests to do business with.  It will make “what you do” more enjoyable.  You have to ignite your own fire within.

Follow your passions and make impact to those you meet doing so, and those that watch your journey.  It really is important that what you do makes you jump out of bed in the am.  If you don’t have that passion about what you do, do something about it.  My suggestion could be picking up a new hobby or following a passion to do something along side of what you do now.  May it be a side gig or just an after-work activity that fuels a fire inside you.  What ever you do, make that fire burn and things will change!

Two for Tuesday – Let’s take a walk!

#TwoforTuesday – My why is hidden in this, and really I ♥ the opportunity I have to help others with a “Dream Dad Career”.  I say this because every day I have the opportunity to walk my kids to the bus stop and see them walk in the door from school.  Help with dinner and actually eat with the family.  Much of which at some point in the #MortgageIndustry many might have skipped for success efforts.  I feel very fortunate to be able to craft my days work around family, and be able to put in long hours in the leisure of my own home.  My first point today, be in tune with your WHY, it will help you manifest your own destiny.

Second, today is a guideline day, and typically I shoot from the hip on these videos as a first take, and I recite the most commonly asked questions over the last week and provide everyone I can the answers to these questions.  This week it’s about title seasoning, both FHA & Conventional I go over in terms of rate and term and cash out!  With our **PRICING SPECIAL on VA IRRRLs and FHA Streamlines this month, the golden rule of 210 days comes to play.  Make sure you know this! Flips are allowed on Conventional, and you only need 1 day on title for rate and term.  Cash out is a different story.  See the video for the whole nine! 🙂 ↓

Two for Tuesday -Push or Pull, Organic and Paid, Online and Off!

#TwoforTuesday – Push or Pull, Organic and Paid, Online and Off! It’s #LeadWeek – And we go over several things in today’s post about what you need to be doing.  Online and offline, you need to be “showing up” on a personal level and for business.  That means on your personal profile, and your business page.  That means you need to meet realtors and attend closings.  Just get involved and do it! If you have a social media profile and you don’t even post what you do you’re missing the boat. 🙂

Online and off, you need to push and pull your messages.  Maybe you promote another person’s community event and show up and help.  Maybe you share a listing a RE Agent has you network with.  Maybe you post up a flyer at an apartment complex, maybe you give Facebook some money and boost a post or run an ad.  Bottom line is you need to be well balanced and not just do one or the other.  Organic and paid actions work well together, and formulate a “branding strategy” that helps your money go further.  The more you post on a community page or business page, the higher you can get the “relevancy” score, which in turn can help you gain more reach with paid ads.

Online and off, audiences are everywhere.  You have to learn to take advantage of appealing to them, and learn the subtle art of selling.  My advice is follow your #Passions.  Whatever that may be.  Groups online are everywhere, are you in them?  Are you giving them value and providing solutions?  A great way to gain eye balls is to PUSH your message into groups that are relevant to the subject you are posting about.  You can tie owning a home into almost everything someway shape or form.  You can also PULL your message or others by tagging people or checking in at places.  Eye’s are everywhere, its just how you produce your message that can gain an interest to the right person at the right time.

So today, here’s a tool that helps you be able to utilize both organic PUSH and PULL and paid action to gain a ton of eyeballs on any Realtors listing(s).  Many of the tools out there can be used both organically and paid, just many don’t realize how to make their message “go viral”.  It’s simple really, you need to push and pull.  There’s only two things that happen to messages.  Take advantage of these principals and grow your pipeline.

Two for Tuesday – The 1003 & Offer!

#TwoforTuesday – The 1003 and the Offer!  I think these two things are commonly overlooked as some of the most important STEPS of the sale.  The 1003 first of all is the heart of the transaction and goes incomplete quite often.  Go deep ya’ll!  Ask them what color their blinds are! Getting a full 2 year history on what that “Person” owns and owes is what it is about.

The Offer, well that is sales orientated and many just forget or don’t take the time to plan a presentation.  Or even “DO” a presentation at all.  Do NOT just email your “offer” over to the client.  That’s a sure fire way to get shopped and lose the deal.  When I was a LO we would strive for SDS!  #SameDayService for a client that said yes signed the docs and sent everything back to us same day.

This is SALES 101, you need to be pushing the bruise (credit or their WHY) and elaborating on their pains to provide a solution.  You write mortgages, an intangible service, that if custom tailored can help that individual reach goals in life.  BE PROUD OF THAT, don’t just email the offer over and not have them on the phone to go over it.

Two for Tuesday – Manually Underwritten or Approved!

#TwoforTuesday – Manually underwritten or Approved/Eligible!  The loans you have are one or the other.  Today I want to remind all LO’s some reason’s why loans are manually downgraded.  And that options exist.

Bonus reminder, Two 4 Tuesday style, VA loans can be DU Approved/Eligible or LP Accept.  Often times LO’s forget to run LP on VA loans.  That’s one product that can be either or.  ↓

#TwoforTuesday – JUICY Websites and JUICY Applications.  Some of the major things any one LO/Mortgage Company should have, = a web presence.  If you don’t have a website or want to update your’s to be more modern and have chat features to mortgage calculators, this is for you.  If you don’t have a mobile application, or web application that can drive security for docs, or walk your client through a 1003 in their “language” – This is for you!

Two for Tuesday – DU or LP & VA Loans

#TwoforTuesday – DU or LP & VA loans.  Many LO’s forget that you can do a VA loan on DU or LP.  I say run it on DU and if it doesn’t get approved, try LP as a second resort.  #VALoans are quite possibly the best loan out there hands down.  I ♥ helping Veterans get into homes with no money down.

Today I dedicate the day to some of the #GuidelineWeek guidelines that I went over last week for VA Loans.  Foreclosure, SS, BK, concessions and more.  I talk about the recent changes in cash out LTV calculations and several other “cool VA guides” you should know.
