#TwoforTuesday – Manually underwritten or Approved/Eligible!  The loans you have are one or the other.  Today I want to remind all LO’s some reason’s why loans are manually downgraded.  And that options exist.

Bonus reminder, Two 4 Tuesday style, VA loans can be DU Approved/Eligible or LP Accept.  Often times LO’s forget to run LP on VA loans.  That’s one product that can be either or.  ↓

Two for Tuesday – DU or LP & VA Loans

#TwoforTuesday – DU or LP & VA loans.  Many LO’s forget that you can do a VA loan on DU or LP.  I say run it on DU and if it doesn’t get approved, try LP as a second resort.  #VALoans are quite possibly the best loan out there hands down.  I ♥ helping Veterans get into homes with no money down.

Today I dedicate the day to some of the #GuidelineWeek guidelines that I went over last week for VA Loans.  Foreclosure, SS, BK, concessions and more.  I talk about the recent changes in cash out LTV calculations and several other “cool VA guides” you should know.

When it comes to partnering with #WholesaleLenders for VA, I suggest you #GetOnPoint.  Why? Because at #BluePointMtg we have virtually no overlays and we will send out to a local VA office if needed.  (Happens when two unmarried Vets are on same loan).   Many lenders do not do this.  We want to give you options for your Veteran borrowers.  #LetsChatVA

Wisdom Wednesday – Be Segment Focused!

#WisdomWednesday – Be segment focused and clearly define whom your perfect audience is.  It’s wayyyy more effective than saying your the Jack of all trades and master of none.  This is why only one campaign online doesn’t work like people think it will magically.  Sure you can get buyer/seller leads galore online, google, Facebook, Instagram etc.  But the conversion will be low.  To increase conversion increase your segmenting.  Clearly define with many “small” campaigns whom you want to work with.

For example, a well rounded “Branding Strategy” will have VA campaigns, self employed campaigns, first time home buyer campaigns, maybe a mailer, and of course the old fashion referral and networking sources that help pour into the “funnels” of leads you have.

Be segmenting yourself, it’s how you’ll see success in 2019.  Don’t just say you do it all.  Today, I’ll segment with you too, if your a mortgage broker and do business with UWM (love them, remember I started my AE career there) they don’t do what we do well.  So we can FIT IN with many Broker’s that have 550-640 FICO borrower’s that don’t fit their box.  (FHA/VA)  I love the manually underwritten FHA deals, and know guides off the top of my head.  Hit me up if you have one in this box – #LetsDoBusiness #GetOnPoint with #BluePointMtg by CLICKING HERE!

Two for Tuesday – Two great products!

#TwoforTuesday – Two GREAT products I absolutely ♥!! FHA loans & VA loans!! Helping first time home buyers and Veterans are a passion of mine for sure.  It’s great to see those types of transactions go successfully month in and month out!  I have learned in doing these types of loans, how to manipulate DU/LP and what guidelines stand out to help you and which to avoid.

No matter what I am always going to have my hand in helping first time home buyers and Vets, by far the best two products to get involved with and know inside and out! While I am fortunate to be able to help with “other” Non-QM options for my broker’s, these two products are my strongest suits.

#TwoforTuesday – LARGE Deposit guidelines for USDA and VA loans.  Bottom line make sure you “LOOK” at the bank statements you get from clients BEFORE you turn them in.  Make sure you know the various large deposit guidelines to prescreen the statements prior to turning them in.

Thursdays Thoughts – Strike Zone Week! VA Loans!!

#ThursdaysThoughts – The best loan in the market hands down in my opinion.  And a great strike zone for me.  If you mortgage Broker’s send in a check for 100 dollars to any lender to sponsor you on VA loans we should be one of them!

VA loans are great, but there are a few things that can “haunt” you if you do them wrong.  1st, make sure you ALWAYS disclose the highest funding fee upfront.  Today I go over a few other tricks and tips and also provide the “Funding fee” chart below to help you and the VA residual test link to double check your calculations.  Check it out below ↓

Two for Tuesday – FHA & VA products

#TwoforTuesday – Two great products today I highlight as my favorite, FHA and VA for sure.  While I love conventional and Jumbo loans too, my team shines with the Government loans.  We do the real IRRRL, the right streamline, and our pricing is top notch.  What I absolutely ♥ about them personally is the ability to help those clients that need help.  Besides the VA loan is the best loan out there hands down.  And of course they make for the best marketing campaigns and we can help a wide range of people.  From 560+ FICO on up!!
