Wonderful Wednesday – Perception is Reality, until reality meets perception!

#WonderfulWednesday – Perception is reality, until reality meets perception! People want to work with people that are successful, and busy.  Perception is reality especially at first glance.  If you want to grow your business, and are not exposing your success stories you are missing the boat.  You also need to dress the part, to act the part.  At least in the beginning.

Once you “Brand” yourself, perception will help you manifest your reality you want.  To be busy, have a full pipeline.  In the mean time, don’t be afraid to make the best first impressions and then dress the part to put in the work.  My point, is putting in the work you need to be comfortable in your own skin.  Not just dressed to impress.  You have to put in the work.  So put on some clothes you can move in when you put in the work.  🙂

Get blooming by evaluating what your actions are to help your perception be your reality.  Are you making the calls, are you doing the visits, are you growing your network?

Wonderful Wednesday – Shiny Object Syndrome #SOS & the JUICY LIST!

#WonderfulWednesday – What some may call the “Shiny Object Syndrome”!  #SOS! It’s the #JUICYList week as we wrap up the year!  I have been going over the best used and most helpful tools of 2018 all year – highlighting this “list” that helps you – Join Us In Creating Yes’s for your pipeline! 🙂

Today I highlight the tech savvy, client friendly, mobile applications that are sales tools and a necessary element in your arsenal.  If you do not have some sort of #VirtualApplication to use, you are behind the eight ball in 2019! Both of these companies are good, I know both serve a similar function to allow you to take 1003’s (applications) with prospects.  More and more these apps are turning into a full blown LOS – point of sale system, that is a must for Loan Officers to use, have and embrace.

#PreApp1003 is one of the more advanced out there.  This is a fully functional LOS without the need for Encompass or Calyx.  You can use short code to share and market, you can co-brand with RE Agents.  You can take 1003’s in several languages, give checklists to borrowers, take a full application, run DU, validate income and assets and use it as a CRM to help you gain more sales!  The PreApp 1003 application is continuously getting updated and in 2018 I saw various updates to help LO’s embrace this tool more and more.  Get your own PREAPP – CLICK HERE or if you want to see what it looks like text the word “Juiceman” to 33655!

While it’s not mandatory to get a virtual application, if you compare to someone who does, taking a 1003 the long hand way is kind of going out of style.  There’s no doubt “Robots” of all sorts are coming for jobs.  A LO will always be needed to help craft the best loan for consumers.  A robot can’t articulate certain things like a trained mortgage consultant can.  So no worries there, but as you go into 2019, it’s a good idea to adapt to modern technology, as your competition is.  Get at least a virtual application of some sort to allow you to gather information (Data) various ways to help yourself stand out as a true pro! Wonderful Wednesday – The difference in your pipeline!

#WonderfulWednesday – The difference in your pipeline is the actions you take.  More than ever before, TRENDS are affecting the mortgage business in a major way.  If you have seen this trend or do it yourself, it may be something worth adapting too.  What am I talking about?  An Online presence.  You see more and more people use their “phones” in a whole new way.  More people spend more time on their phone, but less time on actual phone calls.  Are you adapting to be in their daily routine or show up with messages that are read?

Today I talk about the difference I see in those LO’s /Mortgage Broker’s that are busy and those that are struggling.  The biggest difference is those that are busy are building brands, and using the phone an entirely different way.  The ways to communicate are changing, are you adapting to this?  While only 33% of all calls go answered, there’s a staggering 98% of all texts are seen/read.  Do you communicate that way?

This isn’t just about using “text messages” to reach out to people.  This is about showing up in a news feed as someone scrolls daily on one of the many social networks there are out there.  Insta, FB, LinkedIn, Twitter etc.  (Is My Space still around?)  lol – 🙂

Those building branding are building communities and groups and or at least participating in them.  There’s discussions all over online where consumers are reaching out for help.  If you’re “doing it right” you would be in those groups, commenting on those posts, and building an online presence.  This also goes into how more savvy referral partners are looking for value from LO’s.  They want someone to share their most recent listing and to rave about them.  Also a great way to prop out a partner that can send you leads.   The difference between those busy and those not are the ones actually doing the branding and online presence to grow their business.

Whacked Out Wednesday – HARP ENDS! AUGUST RUSH BEGINS!

#WhackedOutWednesday – HARP ends this year on Dec 31st 2018.  However is replaced by a new high loan to value loan.  The new HLTV loan very much like the old DU Refi Plus that will end this year.  The documentation is limited, PIW’s will be available, LLPA’s will be limited in tiers.  IN FACT – Fannie Mae just updated these guidelines yesterday!  I had this all planned out on Sunday for today and read them then, now I go back this am and see the updates.  They moved the min LTV from 95.01 to 97.01 or higher.  Today’s video I go over it!

Wonderful Wednesday is more like it, I can see this loan making impact, especially in areas in the future that may see a decline in housing values.  It applies to all conventional notes Oct 1, 2017 or AFTER.  And the loan must be seasoned for 15 months.   Nice option for your borrowers, and there’s NO min fico, no max dti, and no wait timing on any derogatory events.  ↓

Whacked Out / Wonderful Wednesday – Happy 1st of the month!

#WhackedOutWonderfulWednesday – Happy 1st of the month! – I personally ♥ long processing months.  Means more chance to close loans.  As we all (*anyone in the mtg industry) gets ready to turn in your goals for the month – #WonderfulWednesday – I wanted to continue on the weeks theme of Non-Agency loans and add some additional wisdom on “doc types”.  The #WhackedOutWednesday part is the bank statement loans.  And what seems to be the loan that falls out the most.  However, doesn’t need to be.  It’s all about how the 1003 is put together, and I go over just that on today’s episode as I describe the different types of file doc types Non-Agency/Non-Qm loans have.

  3. Phonesites – The newest of the three and designed to be for those not tech savvy but want ease of use and simple to create custom landing pages.

Wonderful Wednesday – Expand your Knowledge, Expand your Capabilities!

#WonderfulWednesday – We talk a lot about networking, and the ability to gain business from various sources, you should also be looking for trends and information to exploit.  What I mean is find news sources or channels of information you can follow, watch or listen too.  That the source of information can help you gain knowledge and expand your own business with that new found info.

Too many times I see people post a worth while read, and then others just like it and don’t actually read the article.  Each and everyday as a professional you need to be expanding your mindset, your knowledge of your craft.  And look for trends and information that can lead your path for you.  This is how you grow and will get the best “ideas” for your own business.

Taking a “Plan Do Check Act” type approach to how you do everything within your business is exactly what I suggest right now!  The reason – There’s a shift going on, and there’s one thing prevelant! – Wholesale banks that embrace technology, and have great processes to help the overall “experience” of both the client and Broker are the mortgage banks that will make it.  Other’s buying the market for volume, or not addressing the operations side along with the market segmentation of business will bleed out of the market.  I wouldn’t be surprised if this prediction was right.  However, I bet wholesale is going to grow.

Now more than ever it’s important to align yourself with processes and systems to make the overall client experience one online.  As well as interactive from a marketing perspective.   Those that focus on the broker wholesale business will grow and those that make the experience A+ will be the one’s that grow market share.  So my call to action today, subscribe to my channels and others online, find more news sources that will help you gain info to use for your benefit.

I show Mortgage Broker’s all the time how to make a full business plan and a market segmentation penetration plan.  LOL.  I love big words that lead to big action that lead to local market domination.  The wonderful part, I get to do this now for a wholesale lender in a major way.  More news to help you get on point to come!
